Two kinds of metro Atlanta house, two different inspections
Where a house sits in the metro decides which level the rodents work on. Inside the perimeter, the pre-1940 bungalows and Victorians of Grant Park, Kirkwood, Cabbagetown, Inman Park and Virginia-Highland are raised on open brick piers over red clay with vented crawl spaces, low unfloored attics and a heavy canopy pressing on the roof. The inspection there spends as long under the floor as above the ceiling.
North and east of town, the 1960s to 1990s subdivisions of Dunwoody, Sandy Springs, Roswell and Alpharetta bring full basements, two-story attics, ridge and gable vents and younger trees. The way in is almost always at roof level, and the crawl space part of the visit is replaced by a look at the band joist and the utility penetrations. South metro ranches in East Point and College Park sit somewhere between the two.
